The line between a repair and an improvement matters. Fixing a broken hot water service like for like is deductible now; a new kitchen is claimed gradually as capital works. If your property is newer or recently renovated and you have no depreciation schedule, a quantity surveyor report may uncover deductions you are currently missing, depending on the property and its history.
